Home Lands delivers 3,500 resort apartments and villas milestone
Home Lands delivers 3,500 resort apartments and villas, underscoring its continued growth and reinforcing its reputation for credibility, timely delivery, and innovation in Sri Lanka’s real estate sector.
The milestone reflects the successful completion and handover of 3,500 residential units across multiple projects, positioning the Home Lands Group as a dominant force in the country’s property development landscape. With a strong emphasis on resort-style living, the company has differentiated itself through themed residential communities designed to combine comfort, functionality, and lifestyle-oriented amenities.
Since its inception, Home Lands has focused on redefining modern living standards in Sri Lanka. Its developments integrate thoughtful architectural design with community-centric planning, creating environments that cater to evolving homeowner expectations. The company’s approach has centred on delivering not just housing units, but complete lifestyle experiences that appeal to both local and overseas buyers.
At present, the Group manages a portfolio exceeding 6,000 residential units, of which 3,500 have already been delivered. A further 2,500 units remain under construction and are scheduled for completion within the next 30 months, spanning multiple resort-themed projects expected to be delivered between 2026 and 2028. This pipeline signals sustained expansion, even as the broader real estate market navigates economic and financing challenges.
A key factor behind the company’s operational strength is its vertically integrated business model. The Group functions as a conglomerate of 14 companies, enabling end-to-end control across development, construction, and delivery. This structure enhances efficiency while ensuring consistent quality standards across projects.
Within this ecosystem, Heyraa Construction plays a central role, holding a CS2 grading from Sri Lanka’s Construction Industry Development Authority. This certification is awarded to a limited number of contractors and reflects a high level of technical capability and compliance with industry standards. By combining developer and contractor functions, Home Lands offers customers an added layer of assurance in terms of reliability and long-term value.
Chairman Nalin Herath described the milestone as a reflection of the company’s long-term vision and commitment to excellence. “This milestone reflects years of dedication, vision, and innovation. We are delighted to welcome Mr. and Mrs. Nishan Mendis as our 3,500th homeowners and celebrate this momentous occasion with them,” he said.
To commemorate the achievement, the company hosted a special key handover ceremony for the milestone homeowners at Greendale Retirement Resort Apartments and Residences, positioned as the country’s first international-standard retirement leisure village. The development features more than 50 amenities, highlighting the Group’s focus on lifestyle-driven residential offerings tailored to emerging demographic needs.
The homeowners, Mr. and Mrs. Nishan Mendis, expressed satisfaction with the development, citing its tranquil setting, strong infrastructure, and comprehensive facilities as key factors influencing their decision. Their experience reflects a broader trend among buyers seeking integrated living environments that provide both comfort and community.
Home Lands’ performance has also been recognised through multiple industry accolades. The company has secured several wins at the PropertyGuru Asia Property Awards, including the Best Developer – Sri Lanka title in 2021, 2024, and 2025. Notably, it is the only Sri Lankan developer to achieve this distinction for three consecutive years.
In addition, the Group achieved a regional breakthrough by being named Best Lifestyle Developer – Asia 2025 at the awards’ Grand Finale, marking a first for a Sri Lankan real estate company. Further validation came from the 2025 RIU Brand Health Survey, which ranked Home Lands as the overall real estate winner, while the brand also attained Superbrands status—another first within the local property sector.
These recognitions reflect a consistent track record of delivering quality developments and maintaining strong brand credibility in a market where buyer confidence is closely tied to trust and execution. Timely project completion, in particular, remains a critical differentiator in Sri Lanka’s real estate industry, where delays have historically affected investor sentiment.
Looking ahead, Home Lands appears well-positioned to capitalise on growing demand for lifestyle-oriented housing. As urbanisation trends continue and buyer preferences shift toward integrated communities, developers that can deliver on both quality and timelines are likely to maintain a competitive edge.
Home Lands delivers 3,500 resort apartments and villas at a time when the sector is undergoing gradual recovery, highlighting the company’s resilience and strategic focus. By combining scale, innovation, and a customer-centric approach, the Group continues to shape the future of residential living in Sri Lanka.
